Pre-leasing Consultation Services
This establishes the price and lease terms that will provide the owner the most favorable conditions and highest possible return.
Tenant procurement/placement Services
This includes a professional level photography session, marketing and advertising of the property, showing the property to potential tenants, and a detailed background screening of all applicants that includes credit score and history, criminal history, eviction report, an America’s Most Wanted database search, and a Megan’s Law database search. We use a California Association of Realtors TransUnion website to assist us in determining the worthiness of prospective tenants.
Owner and Tenant Portals
We use the highest quality property management software available, which offers unparalleled transparency. Our Owners can log into our website and review every report, receipt, contract and dollar ever earned regarding their property. Our tenants have the option of paying their rent online without incurring a fee, and can submit a requests repair. This results in incredible efficiency.
Videography
Just prior to any new tenant taking possession, we take detailed video of the premises to document its condition, then we make the video available to both the tenant and owner. We believe that this practice protects both the tenant and the landlord and find that it minimizes disagreements over who is responsible for any damage to the property.
Fiduciary Services
We provide proper trust account handling of tenant security deposits, collect and disperse monthly rental payments and provide a full accounting of all monies handled on behalf of our clients. We take this responsibility very seriously.
Maintenance Services
We coordinate repair and maintenance requests and have established relationships with electricians, plumbers, HVAC companies and general repair contractors, but are always willing to use the service professionals of your choice. We never collect a commission or percentage from any contractor we hire.
